Pricing is steady and supply is constrained. The town has limited large-parcel inventory left for new construction, so most $1M+ trades are resale.

Delmar is a hamlet within the Town of Bethlehem. Bethlehem is the municipality; Delmar, Slingerlands, and Glenmont are hamlets within it. All file taxes through the town and share Bethlehem Central school district overlap. MLS data files inconsistently. Search all four city values when scoping inventory.
Limited but ongoing. Large-parcel buildable land is increasingly scarce, especially in the established Delmar core. Most new construction at the $1M+ level happens on rural corridors south of Delmar or on infill teardown sites in established neighborhoods.
