Niskayuna's luxury inventory is concentrated in the River Road corridor along the Mohawk, the Lock 7 area, and the established estate streets north of Balltown Road. Most of it built between 1950–1985 as executive housing for GE Research. The market values renovation quality heavily: original-condition $1M+ houses sit, while updated comparable stock moves quickly. The Niskayuna school district anchors the upper end of the demand story. Buildable land is scarce, so the market is almost entirely resale. New-construction luxury inventory at this price point is rare here.
GE-era executive housing, top-rated schools, and almost no new construction. Resale-driven market.
River Road corridor and the Lock 7 area carry the most consistent $1M+ resale inventory.
Renovation quality is the biggest pricing driver. Buyers will pay the premium for done work.
School district overlap is the single biggest demand anchor. Niskayuna Central is a defensible draw.

Very little. Buildable parcels are scarce, and most of the town's estate housing was built between 1950 and 1985 as executive housing for GE Research and adjacent employers. Almost all the $1M+ inventory is resale, and the market rewards renovation quality.
Three things: the school district carries unusual weight in pricing, the inventory is dominated by 1960s–80s built estate stock (not historic, not new), and the buyer pool is heavily local rather than out-of-region inflow. Saratoga Springs has more inflow buyers; Niskayuna has more move-up local buyers.
Tight on quality, looser on quantity. A move-in-ready updated estate house gets multiple offers. Original-condition properties at the same price sit for months. The bid-ask spread is largely about renovation work, not pricing.
Each has its own inventory profile, buyer pool, and price ceiling.
