Latham is the eastern half of the Town of Colonie's commercial inventory, anchored by the Latham Circle corridor, the Route 9 retail spine, and the warehouse / light-industrial cluster north toward Cohoes. It's not a separate municipality. Latham is a postal hamlet within Colonie. But it functions as its own submarket because of the Albany International Airport proximity and the Route 7 east-west connector that links it to Troy and Albany. Office and back-office tenants along Wade Road and Watervliet-Shaker Road serve a corridor of regional headquarters. Retail mixes national chains with regional independents.

Latham is a hamlet within the Town of Colonie. It's a postal designation, not an incorporated municipality. Tax rates, zoning, and services come from the Town of Colonie. Listings sometimes file under "Latham" and sometimes under "Colonie", so search both when looking for inventory.
Mostly the proximity to Albany International Airport and the Route 7 connector to Troy. Hospitality, air cargo, and any business that benefits from east-west Capital Region access cluster here. The Wolf Road / Western Colonie submarket has a different orientation. More retail, less logistics.
