Halfmoon's commercial market is the Route 9 corridor immediately north of the Clifton Park line and the Crescent Road corridor running east toward the Hudson. It's a younger commercial market than its neighbors. Most inventory was built in the last 25 years, which means newer infrastructure but a shorter operating history to underwrite from. Retail strip and pad sites with national tenants dominate; office is mostly smaller multi-tenant buildings serving professional services. The town's residential growth in the same window has been some of the fastest in the Capital Region, which is what drives the retail demand story.

Yes. Most of the town's commercial inventory is post-2000 construction, and there are still developable parcels along the Route 9 and Crescent Road corridors. Entitlement timelines through the Town of Halfmoon planning board are reasonable for projects that fit the existing zoning.
12065 is primarily Clifton Park's zip code but it crosses the Halfmoon line on the southwest side. Some Halfmoon properties show up under 12065 and some under 12118 (Mechanicville/Halfmoon). Don't rely on zip alone when scoping inventory. Verify by tax map.
Generally competitive. Both are Saratoga County which keeps the county rate consistent. Town levy and school district rates differ. Halfmoon's Shenendehowa-district parcels pay roughly the same school rate as Clifton Park parcels in the same district. Northern Halfmoon falls in Stillwater or Mechanicville districts and the rates change.
